Common signs are puddles that last more than a day after rain, soft or spongy lawn, moss or dead patches in low spots, soil washing out of beds, water collecting against the foundation, and a damp basement after storms. If you see any of these, it is worth having someone look at the grade and where your downspouts empty.

It depends on the property. Common outlets are a pop-up emitter in a lower part of the yard, a dry well that lets water soak in underground, or a connection to the street or a storm drain where local rules allow it. We never redirect water onto a neighbor’s property, and we plan the outlet before anything else.

Cost depends on how much pipe and stone the job needs, how far the water has to travel to an outlet, how many downspouts or basins are involved, and how much lawn and hardscape has to be opened up and restored. After a site visit we send a written quote with every piece itemized, usually within 24 hours.

There is some disturbance, but we keep it small. Where we can, we cut and roll back the sod, dig a narrow trench, and lay the sod back once the pipe and stone are in. Anything that cannot be relaid gets topsoil and seed. Most lawns look normal again within a few weeks.
